What is a prorated warranty?
A prorated warranty is manufacturer coverage on siding that pays out a decreasing percentage of repair or replacement costs as the product ages, rather than providing full coverage for the entire warranty period.
Most siding manufacturers in Florida use prorated warranties rather than flat coverage. This means the reimbursement percentage drops each year you own the product. A typical structure might cover 100 percent of materials and labor in year one, then decline to 90 percent in year two, 80 percent in year three, and so on until it bottoms out around 10 percent in the final years.
Homeowners should understand that a prorated warranty looks much longer on paper than it performs in practice. A 50-year prorated warranty may sound comprehensive, but by year 20, the manufacturer may only reimburse 50 percent of your costs. By year 35, reimbursement could be minimal. This contrasts with non-prorated warranties, which maintain the same coverage level throughout, or limited lifetime warranties, which sometimes never decline.
When comparing siding products in Lake County, check the warranty schedule directly. Look for the percentage breakdowns by year and when coverage drops below 50 percent. Also verify whether the warranty covers labor, materials, or both, since some manufacturers cover materials only and leave labor costs to the homeowner. Understanding these terms prevents surprises if damage occurs years after installation.
